How VA Entitlement Works in Alaska

A VA guaranty lets most eligible buyers purchase with no down payment and no private mortgage insurance. With full entitlement, VA’s bonus entitlement usually covers 25% of the amount a lender is willing to lend, so the county limit does not cap your loan — your lender’s approval does. If part of your entitlement is already in use, your remaining entitlement is based on the county loan limit where you buy.

Entitlement StatusDoes a County Limit Apply?Down Payment
Full entitlementNo — the lender’s approval sets the amountUsually none
Partial entitlementYes — remaining entitlement is based on the county loan limitMay be required above what your remaining entitlement covers
Area GroupConforming Limit (partial entitlement reference)
All 30 Alaska boroughs and census areas$1,249,125

VA says its home loan limits are the same as FHFA’s conforming loan limits and that you use the one-unit limit even for a multi-unit property. See VA’s home loan entitlement and limits page. The maximum VA loan on a property is the lower of the appraised value or the purchase price.

Who is exempt

  • Veterans receiving VA compensation for a service-connected disability
  • Veterans eligible for that compensation but receiving retirement or active-duty pay instead
  • Surviving spouses receiving Dependency and Indemnity Compensation (DIC)
  • Service members with a proposed or memorandum rating before closing based on a pre-discharge claim
  • Active-duty members who provide evidence of a Purple Heart on or before closing

Veterans with VA disability ratings, surviving spouses receiving DIC, and active-duty Purple Heart recipients are exempt from the funding fee. Cash-out refinance funding fees are 2.15% for first use and 3.30% for subsequent use; IRRRLs carry a 0.5% fee. Confirm current rates at the VA’s official funding fee page.

Pairing a VA Loan with Alaska Housing

A VA loan and Alaska Housing’s programs are not mutually exclusive. AHFC’s single-family loans can be VA-guaranteed, it runs its own veterans programs, and it offers qualified veterans a rate reduction and an exception to the first-time buyer rule.

AHFC ProgramHow It Works with VA
Veterans programsFor qualified veterans who apply within 25 years of discharge; owner-occupied homes, including 2–4 units with restrictions
First Home Limited veterans exceptionWaives the three-year first-time rule for qualified veterans who have not used First Home Limited or the Veterans Mortgage Program before
State Veterans Interest Rate Preference1% rate reduction on the first $50,000 for veterans within State Vet income limits; not combinable with the Veterans Mortgage Program

On a VA-guaranteed AHFC loan, the down payment is set by VA rather than by AHFC. Check current terms with the Alaska Housing Finance Corporation.

Alaska VA Loan FAQs

Is there a VA loan limit in Alaska?

How much is the VA funding fee in Alaska?
For a purchase with less than 5% down it is 2.15% on first use and 3.3% on subsequent use. At 5% down it falls to 1.5%, and at 10% or more to 1.25%. An IRRRL carries 0.5%.
Who is exempt from the VA funding fee?
Veterans receiving VA compensation for a service-connected disability, those eligible for it but receiving retirement or active-duty pay instead, surviving spouses receiving DIC, service members with a pre-discharge proposed or memorandum rating, and active-duty members with evidence of a Purple Heart.
Does Alaska Housing have programs for veterans?
Yes. AHFC runs veterans programs for qualified veterans who apply within 25 years of discharge, a First Home Limited veterans exception, and a 1% rate reduction on the first $50,000 for veterans within State Vet income limits.
What military bases are in Alaska?
Alaska’s installations include Joint Base Elmendorf-Richardson, supported by the 673d Air Base Wing, and Eielson Air Force Base, home to the 354th Fighter Wing, the farthest-north fighter wing in the U.S. Air Force.
