Buyer Closing Costs in Alaska

Alaska’s Recorder’s Office charges one statewide schedule of recording fees. The rest of a buyer’s closing costs are set by the lender, appraiser, title company and closing agent, which is why comparing Loan Estimates line by line matters.

Alaska Recording Fees

Title Insurance in Alaska

A lender will require a lender’s title policy; an owner’s policy protects the buyer’s own equity. Under AS 21.66.370, a title insurance company must file its schedules of rates, manuals of classifications and related rules with the state’s insurance director, and a filing must be on file for 30 days before it becomes effective, subject to the statute’s exceptions.

How to Reduce Your Alaska Closing Costs

Recording fees are fixed, but most of an Alaska closing is negotiable or shoppable.

  • Compare lenders. Origination, underwriting and processing fees vary between lenders, and the Loan Estimate exists so you can put them side by side. This is where working with an experienced Brokered Mortgage Advisor can help you save time and money throughout your transaction, by shopping rates and costs with several different lenders before your loan package is submitted.
  • Shop title insurance. Each title insurer files its own rate schedule with the state, so ask more than one title company for a quote.
  • Ask for seller concessions. Sellers can contribute toward buyer closing costs within your loan program’s limits — VA, for example, caps seller concessions at 4% of reasonable value but does not limit seller credits for closing costs.
  • Look at AHFC loan options. Alaska Housing’s options include rate reductions and an Affordable Housing Enhanced option for buyers using down payment assistance from a government agency, nonprofit or regional housing authority.
  • Check the page count. Each recorded page after the first adds $5.
