- Most OR counties: $541,287
- Portland metro (Multnomah, Washington, Clackamas, Columbia, Yamhill): $701,500
- Bend metro (Deschutes, Crook, Jefferson): $718,750
- Hood River County: $762,450 (highest in state)
- Corvallis (Benton County): $615,250
Down Payment Assistance
- OHCS Cash Advantage: below-market rate + 3% cash for closing costs
- OHCS Rate Advantage: lowest available fixed rate, no cash assistance
- Oregon Flex Lending DPA: 4%–5% of first mortgage
- Portland DPA: up to $80,000 ($100,000 in targeted areas)
- Must use an OHCS-approved participating lender
USDA Income Limits (2026)
- Standard limit: $122,800 (1–4 person) / $162,100 (5–8 person)
- Metro areas are assigned higher limits — verify your county
- FY2026 figures, effective July 13, 2026
Closing Cost Highlights
- No statewide real estate transfer tax — with one exception
- Washington County charges a local transfer tax: $1 per $1,000 of selling price
- Title companies and escrow handle closings; attorney optional
- Typical buyer costs: 2%–3% of purchase price
