FHA Mortgage Insurance Premiums (MIP)

Every FHA loan carries two mortgage insurance charges: a one-time upfront premium and an annual premium paid monthly. These are national figures set by HUD, not Alaska figures.

These rates apply to loans with a term longer than 15 years. Alaska’s one-unit FHA limits are all below $726,200; the higher bands can apply to two-unit homes in Juneau, Sitka and Aleutians West and to three- and four-unit homes everywhere. Source: HUD Mortgagee Letter 2023-05.

Combining FHA with Alaska Housing

An FHA loan and Alaska Housing’s programs are not alternatives. AHFC’s single-family loans can be federally insured or guaranteed, including by FHA, and on those loans the down payment is set by the insurer rather than by AHFC.

AHFC ProgramWorks With FHAWhat It Adds
First Home LimitedYes — FHA-insured loans are eligibleLower rate within area income and acquisition cost limits
First Home or My HomeYesReduced or competitive rate without First Home Limited’s limits
Loan optionsYes, on single-family loansRate reductions for low-income borrowers, energy efficiency and veterans

Pairing FHA with AHFC means meeting both sets of rules: FHA’s minimum investment and credit thresholds, and AHFC’s residency, occupancy and program limits. Check current terms with the Alaska Housing Finance Corporation.

Yes. AHFC’s single-family loans can be FHA-insured, and on those loans the down payment is set by FHA. You also need to meet AHFC’s residency and occupancy requirements and any program limits.
