What Is DSCR and Why Does It Matter?
The Debt Service Coverage Ratio measures how much rental income a property generates relative to its total monthly debt obligations. A DSCR of 1.0 means income exactly covers expenses. A DSCR above 1.25 is considered strong by most lenders and opens up better rates and terms.
DSCR Loan Qualification — No Personal Income Needed
Unlike conventional investment loans, DSCR loans don’t verify your personal income, tax returns, or employment. The property qualifies based on its own cash flow. This makes DSCR loans ideal for self-employed investors, those with multiple properties, and anyone who prefers to keep business and personal finances separate.
Typical DSCR Loan Requirements
- Minimum DSCR: typically 1.0 (some lenders allow below 1.0 for strong borrowers)
- Minimum down payment: 20–25%
- Minimum credit score: typically 660+
- Property types: single family, 2–4 unit, condos, short-term rentals
- Loan amounts: typically $100K–$3M+
