Can I use FHA financing to buy a co-op in New York City?
No. FHA does not finance cooperative apartments (co-ops), and co-ops are the dominant form of ownership in much of Manhattan and parts of Brooklyn, Queens, and the Bronx. If you want to purchase a co-op with financing, you need a conventional co-op loan — which has its own unique requirements including co-op board approval. FHA financing is available for condominiums (in FHA-approved condo projects) and 1–4 family homes throughout New York.
