| Lender fees, appraisal and credit report | Set by your lender | Compare them on each Loan Estimate |
| Lender’s title insurance | Quoted by the title insurer | Compare quotes on your Loan Estimate |
| Prepaid taxes and homeowners insurance | Varies by town and policy | See the Rhode Island mortgage guide for property tax estimates |

Rhode Island Real Estate Conveyance Tax
Rhode Island taxes each deed at $3.75 for every $500 of the price, or fractional part of $500, when the price is over $100. The seller pays unless the parties agree otherwise. Residential sales above a threshold also pay the same rate again on the amount over that threshold. Starting in 2026 the threshold is adjusted each year for inflation; for calendar year 2026 it is $824,000.
| Sale Price | Conveyance Tax | Additional Tax | Total |
|---|---|---|---|
| $400,000 | $3,000 | $0 | $3,000 |
| $600,000 | $4,500 | $0 | $4,500 |
| $900,000 | $6,750 | $570 | $7,320 |
Examples apply the rates in R.I. Gen. Laws § 44-25-1 and RI Division of Taxation Advisory 2026-01 to each price.

The Rhode Island Closing Process
Your lender gives you a Loan Estimate after you apply and a Closing Disclosure before you close. Compare the two line by line; the Consumer Financial Protection Bureau explains both forms on its Owning a Home pages. At closing, the deed and mortgage are recorded with the city or town, and the conveyance tax is paid.
How to Reduce Your Rhode Island Closing Costs
- Compare lenders. Origination, underwriting and discount-point charges vary from lender to lender, so request Loan Estimates from several on the same day. This is where working with an experienced Brokered Mortgage Advisor can help you save time and money throughout your transaction, by shopping rates and costs with several different lenders before your loan package is submitted.
- Use RIHousing assistance. First-time buyers may qualify for 15kDPA, Extra Assistance or FirstGenHomeRI toward down payment and closing costs. See the Rhode Island first-time home buyer guide.
- Negotiate seller credits. Ask the seller to contribute toward your closing costs as part of your offer.
- Shop title services. Ask more than one title provider for a quote.
