FHA Mortgage Insurance Premiums (MIP)

Every FHA loan carries two mortgage insurance charges: a one-time upfront premium and an annual premium paid monthly. These are national figures set by HUD, not Wyoming figures.

These rates apply to loans with a term longer than 15 years. Wyoming’s one-unit FHA limits are below $726,200 everywhere except Teton County; two-unit limits exceed it in Teton and Uinta, and three- and four-unit limits exceed it everywhere. Source: HUD Mortgagee Letter 2023-05.

Combining FHA with WCDA

An FHA loan and the Wyoming Community Development Authority’s programs are not alternatives. WCDA’s First-Time Home Buyer loan accepts FHA financing, and FHA sets the manufactured home standards that loan applies.

WCDA ProgramWorks With FHAWhat It Adds
First-Time Home BuyerYes — FHA financing is acceptableLow fixed rate within county purchase price and income limits
Spruce UpUses the First-Time Home Buyer requirementsPurchase and rehabilitation in one loan
Home$tretch DPAYes, with the First-Time Home Buyer, Spruce Up or Edge loanUp to $15,000 at 0%, with no monthly payment

Pairing FHA with WCDA means meeting both sets of rules: FHA’s minimum investment and credit thresholds, and WCDA’s first-time buyer, purchase price and income limits. Check current terms with the Wyoming Community Development Authority.
