Wyoming Closing Costs Guide 2026
Wyoming’s statewide recording fees, the confidential statement of consideration, how title insurance rates are filed and approved, how a Wyoming closing runs, and a fee-by-fee breakdown for Wyoming buyers and sellers.
Buyer Closing Costs in Wyoming
Wyoming law sets the county clerk’s recording fees. The rest of a buyer’s closing costs are set by the lender, appraiser, title company and closing agent, which is why comparing Loan Estimates line by line matters.
| Cost | Amount | Who Sets It |
|---|---|---|
| Recording the mortgage, first page | $12 | County clerk — W.S. 18-3-402 |
| Each additional page | $3 | County clerk |
| Lender origination and underwriting | Set by the lender | Compare on the Loan Estimate |
| Appraisal | Set by the appraiser | Ordered through your lender |
| Title insurance | Set by the title insurer | Rates filed with and approved by the state |
| Prepaid property taxes and insurance | Depends on closing date | Escrow set-up |
Wyoming’s estimated effective property tax rate is 0.57%, so the prepaid tax and escrow reserve lines scale with the price of the home.
Wyoming Seller Closing Costs
Sellers pay a different set of negotiated and provider charges.
| Cost | Amount | Notes |
|---|---|---|
| Recording a release, first page | $12 | Plus $3 for each additional page |
| Real estate commission | Negotiated | Agreed in the listing agreement |
| Mortgage payoff | Payoff amount | Paid from the sale proceeds |
| Property tax proration | Depends on closing date | Seller covers their share of the year |
Wyoming Recording Fees
Under W.S. 18-3-402, the county clerk collects $12 for the first page of any instrument and $3 for each additional page.
| Fee | Amount |
|---|---|
| Recording any instrument, first page | $12 |
| Each additional page | $3 |
| Each section, block, lot or tract description over ten | $1 |
| Each additional book-and-page description over two | $2 |
| Pages Recorded | Recording Fee |
|---|---|
| 1 | $12 |
| 5 | $24 |
| 10 | $39 |
| 20 | $69 |
These are calculations from the statutory schedule, not quotes. Confirm the final figures with your closing agent.
Wyoming Statement of Consideration
Under W.S. 34-1-142, a deed or other document transferring title to real property must be accompanied by a sworn statement from the grantee or the grantee’s agent when it is presented to the county clerk for recording.
| Item | What Wyoming Requires |
|---|---|
| What the statement shows | Grantor and grantee, dates of transfer and sale, the legal description, the full amount paid, terms of sale and any non-real property included |
| Recording | The county clerk may not accept the deed for recording until the completed statement is received |
| Use | Collected as data for sales-price ratio studies; an individual statement may not by itself be used to adjust one property’s assessment |
| Confidentiality | Not a public record; held confidential by the county clerk, assessor, boards of equalization and the department of revenue |
The statement of consideration is a filing requirement, not a fee.
Title Insurance in Wyoming
A lender will require a lender’s title policy; an owner’s policy protects the buyer’s own equity. Under W.S. 26-23-326 and -327, a title insurer must file its premium rate schedules with the insurance commissioner and may not collect any premium except under a schedule that has been filed and approved. Title insurers and agents must also publish dated schedules of their current premiums and charges.
| Policy Type | Who Pays (Customary, Negotiable) | Purpose |
|---|---|---|
| Lender’s policy | Buyer | Protects the lender’s interest up to the loan amount |
| Owner’s policy | Negotiated in the purchase contract | Protects the buyer’s equity in the property |
| Endorsements | Varies | Cover specific risks such as survey or zoning matters |
The Wyoming Closing Process
A Wyoming closing ends with the deed, the sworn statement of consideration and the mortgage delivered to the county clerk.
| Stage | What Happens |
|---|---|
| Offer accepted | Purchase agreement signed; earnest money deposited |
| Loan application | Lender issues a Loan Estimate |
| Title search | Title company examines the chain of title and issues a commitment |
| Appraisal and underwriting | Value confirmed; conditions cleared |
| Closing Disclosure | Final figures issued before closing |
| Closing and recording | Documents signed, funds disbursed, deed and mortgage recorded with the statement of consideration |
How to Reduce Your Wyoming Closing Costs
Recording fees are fixed, but most of a Wyoming closing is negotiable or shoppable.
- Compare lenders. Origination, underwriting and processing fees vary between lenders, and the Loan Estimate exists so you can put them side by side. This is where working with an experienced Brokered Mortgage Advisor can help you save time and money throughout your transaction, by shopping rates and costs with several different lenders before your loan package is submitted.
- Understand title pricing. Title insurers must charge the premiums in their filed and approved schedules, and must make those schedules available, so ask your title company for its current schedule.
- Ask for seller concessions. Sellers can contribute toward buyer closing costs within your loan program’s limits — VA, for example, caps seller concessions at 4% of reasonable value but does not limit seller credits for closing costs.
- Use WCDA down payment assistance. WCDA’s assistance loans of up to $15,000 can cover the down payment, closing costs and prepaids.
- Check the page count. Each recorded page after the first adds $3.
