Alaska Closing Costs Guide 2026
Alaska’s statewide Recorder’s Office fees, how title insurance rates are filed with the state, how an Alaska closing runs, and a fee-by-fee breakdown for Alaska buyers and sellers.
Buyer Closing Costs in Alaska
Alaska’s Recorder’s Office charges one statewide schedule of recording fees. The rest of a buyer’s closing costs are set by the lender, appraiser, title company and closing agent, which is why comparing Loan Estimates line by line matters.
| Cost | Amount | Who Sets It |
|---|---|---|
| Recording the deed or mortgage, first page | $20 | DNR Recorder’s Office — statewide |
| Each additional page, same document | $5 | DNR Recorder’s Office |
| Indexing each name over six | $2 | DNR Recorder’s Office |
| Lender origination and underwriting | Set by the lender | Compare on the Loan Estimate |
| Appraisal | Set by the appraiser | Ordered through your lender |
| Title insurance | Set by the title insurer | Rate schedules filed with the state |
| Prepaid property taxes and insurance | Depends on closing date | Escrow set-up |
Alaska’s estimated effective property tax rate is 1.11%, so the prepaid tax and escrow reserve lines scale with the price of the home.
Alaska Seller Closing Costs
Sellers pay a different set of negotiated and provider charges.
| Cost | Amount | Notes |
|---|---|---|
| Recording a release or satisfaction, first page | $20 | Plus $5 for each additional page |
| Real estate commission | Negotiated | Agreed in the listing agreement |
| Mortgage payoff | Payoff amount | Paid from the sale proceeds |
| Property tax proration | Depends on closing date | Seller covers their share of the year |
Alaska Recording Fees
The Alaska Department of Natural Resources Recorder’s Office publishes a single fee schedule under AS 40.17.030 and 11 AAC 05.200. A page means one side of a sheet, so a double-sided sheet counts as two pages.
| Fee | Amount |
|---|---|
| Recording any document, first page | $20 |
| Each additional page, same document | $5 |
| Indexing each name or claim name over six | $2 |
| Non-standard document fee | $50 |
| Certification, per document | $5 |
| Pages Recorded | Recording Fee |
|---|---|
| 1 | $20 |
| 5 | $40 |
| 10 | $65 |
| 20 | $115 |
These are calculations from the published schedule, not quotes. Confirm the final figures with your closing agent.
Title Insurance in Alaska
A lender will require a lender’s title policy; an owner’s policy protects the buyer’s own equity. Under AS 21.66.370, a title insurance company must file its schedules of rates, manuals of classifications and related rules with the state’s insurance director, and a filing must be on file for 30 days before it becomes effective, subject to the statute’s exceptions.
| Policy Type | Who Pays | Purpose |
|---|---|---|
| Lender’s policy | Negotiated in the purchase contract | Protects the lender’s interest up to the loan amount |
| Owner’s policy | Negotiated in the purchase contract | Protects the buyer’s equity in the property |
| Endorsements | Varies | Cover specific risks such as survey or zoning matters |
The Alaska Closing Process
An Alaska closing ends with the deed and mortgage recorded with the state Recorder’s Office under its statewide fee schedule.
| Stage | What Happens |
|---|---|
| Offer accepted | Purchase agreement signed; earnest money deposited |
| Loan application | Lender issues a Loan Estimate |
| Title search | Title company examines the chain of title and issues a commitment |
| Appraisal and underwriting | Value confirmed; conditions cleared |
| Closing Disclosure | Final figures issued before closing |
| Closing and recording | Documents signed, funds disbursed, deed and mortgage recorded |
How to Reduce Your Alaska Closing Costs
Recording fees are fixed, but most of an Alaska closing is negotiable or shoppable.
- Compare lenders. Origination, underwriting and processing fees vary between lenders, and the Loan Estimate exists so you can put them side by side. This is where working with an experienced Brokered Mortgage Advisor can help you save time and money throughout your transaction, by shopping rates and costs with several different lenders before your loan package is submitted.
- Shop title insurance. Each title insurer files its own rate schedule with the state, so ask more than one title company for a quote.
- Ask for seller concessions. Sellers can contribute toward buyer closing costs within your loan program’s limits — VA, for example, caps seller concessions at 4% of reasonable value but does not limit seller credits for closing costs.
- Look at AHFC loan options. Alaska Housing’s options include rate reductions and an Affordable Housing Enhanced option for buyers using down payment assistance from a government agency, nonprofit or regional housing authority.
- Check the page count. Each recorded page after the first adds $5.
