USDA Eligible Areas in Mississippi

Jackson, Gulfport-Biloxi, Hattiesburg, Pascagoula and the Mississippi side of the Memphis metro all sit at the statewide base. There is no higher-limit area anywhere in Mississippi, so the number above is the number.

USDA Guarantee and Annual Fees
USDA charges less than FHA on both the upfront and the ongoing side, which is why it usually wins outright for buyers who qualify on both location and income.

Compare with FHA’s 1.75% upfront and 55 basis points annual. On a $170,000 Mississippi purchase, USDA saves roughly $1,275 upfront and about $28 a month. How to Apply for a Mississippi USDA Loan
- Verify property eligibility — Check the address on the USDA eligibility site before going any further. A property either sits in an eligible area or it does not.
- Add up total household income — USDA counts the income of every adult in the household, not just the people signing the note.
- Check it against the limit — $122,800 for a one to four person household, $162,100 for five to eight. In Mississippi that single pair of numbers applies everywhere, with no metro exceptions to look up.
- Confirm you can occupy the home — USDA guaranteed financing is for primary residences only. No second homes, no rentals.
- Find a lender that actively originates USDA loans in Mississippi — Not every lender does. Ask how many USDA files they closed in the last year.
- Get pre-approved through GUS — The lender submits your file to USDA’s Guaranteed Underwriting System, which returns Accept, Refer, or Refer with Caution. An Accept is the cleanest path and needs no debt ratio waiver.
