Buyer Closing Costs in Maine

Maine law sets the buyer’s half of the real estate transfer tax and the registry of deeds recording fee. The rest of a buyer’s closing costs are set by the lender, appraiser, title company and closing agent, which is why comparing Loan Estimates line by line matters.

Maine’s estimated effective property tax rate is 1.02%, so the prepaid tax and escrow reserve lines scale with the price of the home.

Maine Seller Closing Costs

Sellers pay the other half of the transfer tax plus a set of negotiated and provider charges.

Title Insurance in Maine

A lender will require a lender’s title policy; an owner’s policy protects the buyer’s own equity. Maine’s rate regulation chapter applies to title insurance, and under 24-A MRSA §2304-A every insurer must file with the superintendent every manual rate and rating plan it proposes to use. A filing is deemed to meet the chapter’s requirements unless the superintendent disapproves it within the waiting period.

How to Reduce Your Maine Closing Costs

The transfer tax and recording fee are fixed, but most of a Maine closing is negotiable or shoppable.

  • Compare lenders. Origination, underwriting and processing fees vary between lenders, and the Loan Estimate exists so you can put them side by side. This is where working with an experienced Brokered Mortgage Advisor can help you save time and money throughout your transaction, by shopping rates and costs with several different lenders before your loan package is submitted.
  • Ask for seller concessions. Sellers can contribute toward buyer closing costs within your loan program’s limits — VA, for example, caps seller concessions at 4% of reasonable value but does not limit seller credits for closing costs.
  • Use MaineHousing Advantage. Advantage provides $5,000 toward the cash needed for closing on a MaineHousing First Home Loan, with no second mortgage and no rate add-on.
  • Check the First Generation program. Eligible first-generation buyers can receive $10,000 in down payment and closing cost assistance through MaineHousing.
  • Apply for the homestead exemption. Once you have owned a home in Maine for twelve months, the exemption can reduce your home’s taxable value by up to $25,000.
