Iowa VA loan eligibility

VA eligibility is federal, so it does not change from state to state. What changes in Iowa is what you can stack on top of it — the state runs a grant specifically for service members.

Eligibility rests on your service record, evidenced by a Certificate of Eligibility. Veterans, active-duty service members, National Guard and Reserve members with qualifying service, and surviving spouses of service members who died in service or from a service-connected disability may all qualify.

CategoryGeneral Service Requirement
Active dutyAt least 90 continuous days
VeteransService requirement varies by era of service
National Guard and Reserve90 days of non-training active duty, or 6 creditable years
Surviving spousesReceiving or eligible for certain DIC, or spouse of a service member missing in action or held as a prisoner of war

What a VA loan gives you

  • No down payment on purchases up to your entitlement, which for most Iowa buyers means no cap in practice.
  • No monthly mortgage insurance — the single largest cost difference against FHA, which charges annual MIP for the life of most loans.
  • Competitive interest rates and limits on which closing costs you may be charged.
  • A reusable benefit. Entitlement can be restored after a sale and used again.

VA loan requirements

  • A valid Certificate of Eligibility.
  • The home must be your primary residence.
  • The property must meet VA’s Minimum Property Requirements, confirmed by a VA appraisal.
  • Sufficient residual income and an acceptable credit profile. VA publishes no minimum credit score; lenders set their own.

VA funding fee

Most VA borrowers pay a one-time funding fee, which can be financed into the loan. The rate depends on your down payment and on whether you have used the benefit before.

Veterans with VA disability ratings, surviving spouses receiving DIC, and active-duty Purple Heart recipients are exempt from the funding fee. Cash-out refinance funding fees are 2.15% for first use and 3.30% for subsequent use; IRRRLs carry a 0.5% fee. Confirm current rates at the VA’s official funding fee page.

Pairing a VA loan with Iowa programs

Iowa runs a Military Homeownership Assistance Program under Iowa Code 16.54, administered by the Iowa Finance Authority. It provides a $5,000 grant toward down payment and closing costs, and it can be used alongside FirstHome or Homes for Iowans.

Eligibility covers service members who completed at least 90 days of active duty between 2 August 1990 and 6 April 1991, or from 11 September 2001 onward. The 90 days need not be consecutive. Federal injured service persons from those periods and surviving spouses may also qualify, with a discharge other than dishonorable.

Because a VA loan already requires no down payment, the $5,000 grant is usually best applied to closing costs and prepaid escrows — which is where VA buyers in Iowa actually feel the pinch. The program is limited to available appropriations, so ask your lender to reserve funds at application rather than assuming they will be there at closing. Terms are published by the Iowa Finance Authority.

Iowa VA loan FAQs

Is there a VA loan limit in Iowa?
For most borrowers, no. Veterans with full entitlement have no VA loan limit — the lender’s willingness to lend is the constraint. Borrowers with partial entitlement are bound by county conforming limits, which in Iowa are $832,750 in all 99 counties.
Can Iowa veterans get down payment help on top of a VA loan?
Yes. Iowa’s Military Homeownership Assistance Program provides a $5,000 grant that can be combined with FirstHome or Homes for Iowans. Since VA requires no down payment, most buyers direct it toward closing costs.
Do I pay mortgage insurance on a VA loan in Iowa?
No. VA loans carry no monthly mortgage insurance at all. There is a one-time funding fee instead, from 1.25% to 3.3% depending on your down payment and whether you have used the benefit before, and it can be financed into the loan.
What credit score do Iowa lenders require for a VA loan?
VA itself sets no minimum credit score. Lenders set their own minimums. If you also want Iowa Finance Authority assistance alongside the VA loan, those programs require a 640.
