How Seller Net Proceeds Are Figured
Your net proceeds are the sale price minus everything paid out of it at closing: your mortgage payoff and any second mortgage or HELOC, agent commission, any costs you agreed to pay for the buyer, title and settlement fees, transfer taxes, property taxes you still owe for the year, HOA charges, and repair credits.
Costs that vary the most
- Agent commission: negotiable. Pick the rate you expect to pay.
- Transfer tax: some states and counties charge one and others do not, and who pays can depend on local law or your contract. Our state closing cost guides cover each state.
- Property taxes: depending on your area, taxes may be paid ahead or behind, so you may owe a share at closing or get a credit.
Seller Net Proceeds FAQ
Why is my payoff higher than my loan balance?
A payoff quote includes interest owed up to the payoff date and any fees. Request a payoff statement from your servicer for the exact amount.
What if the result is negative?
A negative result means the costs and payoffs are more than the sale price, so you may need to bring money to closing.
How do selling costs affect taxes?
IRS Publication 523, Selling Your Home, explains how selling expenses are treated when you figure any gain. Check with a tax professional for your situation.
