Thirty-one of New Mexico’s thirty-three counties sit at the 2026 national FHA floor. Two do not. Los Alamos and Santa Fe both clear the FHA high-cost threshold, and they are the reason a single New Mexico figure does not cover every address in the state.

Notice that the conforming column does not move. Two counties carry higher FHA limits while every New Mexico county sits at the same conforming limit. That is not an error — see the note below.
FHA high-cost limits are set at 115% of the local median sale price. A conforming high-cost designation requires 115% of the local median to exceed the $832,750 national baseline, which neither Los Alamos nor Santa Fe approaches. New Mexico Closing Costs
