USDA eligible areas in Arkansas

USDA eligibility is drawn by address, not by county, and Arkansas is a largely rural state — which makes the programme relevant across much of it. The excluded areas are the built-up parts of the larger metros rather than whole counties.

Area typeGeneral position
Small towns and open countryGenerally eligible across the state
Little Rock, North Little Rock and ConwayThe developed metro core is generally excluded; surrounding areas often qualify
Fayetteville, Springdale, Rogers and BentonvilleThe Northwest Arkansas urban corridor is largely excluded, with eligible land close by
Fort Smith, Jonesboro, Hot Springs and Pine BluffCity cores are generally excluded; the surrounding countryside is generally eligible

Do not assume from the table. USDA’s boundaries follow census-defined urban areas and can place two houses on the same road on opposite sides of the line. Check the exact address on the USDA property eligibility site before writing an offer.

Arkansas USDA income limits

The guaranteed programme caps household income, and for Arkansas that cap is almost the same everywhere. Only one area in the state sits above the national base.

All Arkansas areas except the one below$122,800$162,100
Fayetteville-Springdale-Rogers MSA — Benton, Madison and Washington counties$122,900$162,250

These are FY2026 moderate-income limits for the guaranteed loan programme, from USDA’s published income limit tables. They apply to the whole household’s income, not only the people on the note, and they are checked at the time of loan approval.

USDA loan requirements

USDA has no loan amount limit. What it has instead is an income ceiling, an address test, and a fee structure that replaces the down payment.

RequirementStandard
Down paymentNone required
Loan amount limitNone — the programme caps income, not loan size
Credit scoreNo USDA minimum; lenders may set their own
OccupancyMust be your primary residence
PropertyMust sit in a USDA-eligible area at the time of application
FeeCurrent rateNotes
Upfront guarantee fee1% of the loan amountMay be financed with loan funds, personal funds or seller concessions
Annual fee0.35%Calculated on the average scheduled unpaid principal balance
Technology fee$25May be passed to the borrower and included in the loan amount

Fees are published in USDA’s Single Family Housing Guaranteed Loan Program Overview and are subject to change to keep the programme budget neutral. Fees and ratios are from USDA Rural Development’s Single Family Housing Guaranteed Loan Program materials, current as of January 2026. The annual fee is materially cheaper than FHA’s equivalent premium, which is the main reason a USDA-eligible Arkansas buyer usually prefers it to FHA.

How to apply

2. Check household incomeTotal the income of all adult household members against the limit for your area
3. Find an approved lenderUSDA guarantees the loan; a participating lender originates it
4. UnderwritingMost files run through USDA’s automated system; USDA sets no minimum credit score, but lenders may set their own
5. CloseThe upfront guarantee fee is typically financed into the loan rather than paid at closing

Arkansas USDA loan FAQs

What are the USDA income limits in Arkansas?
For FY2026 the guaranteed programme limit is $122,800 for a one to four person household and $162,100 for five to eight, in every Arkansas area except one. The Fayetteville-Springdale-Rogers MSA — Benton, Madison and Washington counties — is slightly higher at $122,900 and $162,250.
Is there a USDA loan limit in Arkansas?
No. USDA does not cap the loan amount at all. What it caps is household income, and what it restricts is the property’s location. Your borrowing capacity is set by your income and the lender’s underwriting rather than by a published limit.
How do I know if an Arkansas address is USDA eligible?
Check the specific address on USDA’s property eligibility site. Eligibility follows census-defined urban boundaries rather than county or city lines, so neighbouring properties can get different answers. Never rely on a county-level assumption.
What does a USDA loan cost compared with FHA?
USDA charges a 1% upfront guarantee fee and a 0.35% annual fee, plus a $25 technology fee. FHA charges 1.75% upfront and 0.50% to 0.55% annually. For a buyer who qualifies on income and address, USDA is usually the cheaper of the two and needs no down payment.
