USDA-Eligible Areas in Oklahoma

Most of Oklahoma by land area is USDA-eligible. Outside the Oklahoma City and Tulsa metros and a handful of regional centres, much of the state qualifies for zero-down rural financing.

Area typeTypical eligibility
Rural countiesGenerally eligible throughout
Small towns and county seatsOften eligible, depending on population
Suburban fringe of Oklahoma City and TulsaMixed — eligibility can change street by street
Oklahoma City, Tulsa, Norman and Lawton coresGenerally not eligible

Check the address, not the county. USDA eligibility is drawn on a map and a single town can be split down the middle. Verify the specific property with the USDA property eligibility tool. USDA’s own note: final determination of property eligibility is made by Rural Development on a complete application.

Oklahoma USDA Income Limits

Oklahoma’s USDA income limits are uniform. Every county and every metro area carries the same figures for FY2026.

These are the FY2026 adjusted income limits, effective July 13, 2026, and they apply in all 77 counties and every Oklahoma metro — Oklahoma City, Tulsa, Lawton, Enid and the Fort Smith AR-OK area alike. Oklahoma USDA loan FAQs

What is the USDA income limit in Oklahoma?
$122,800 for a one- to four-person household and $162,100 for five to eight, effective July 13, 2026. The figures are identical in every Oklahoma county and every metro area, so there is no county-level variation to look up.
Is there a USDA loan limit in Oklahoma?
No. The Guaranteed programme publishes no maximum purchase price and no dollar cap on loan size. What you can borrow is set by the appraised value and the income test. Dollar figures presented elsewhere as USDA loan limits belong to the separate Direct programme.
How do I know if an Oklahoma address is USDA-eligible?
Check the specific address on USDA’s property eligibility map rather than assuming by county. Eligibility is drawn geographically and a town can be split, so two houses on the same road can get different answers. Rural Development makes the final determination on a complete application.
What credit score do I need for a USDA loan in Oklahoma?
640 is the threshold for USDA’s automated underwriting system. It is not a programme floor, and a lower score can still work through manual underwriting, though fewer lenders will take it on.
Do USDA buyers in Oklahoma pay the state closing taxes?
Yes. USDA financing does not exempt you from Oklahoma’s documentary stamp tax on the deed or the mortgage registration tax on the loan. Both are state taxes and apply regardless of loan type, so budget for them even on a zero-down purchase.
