Delaware Military Presence

Delaware has one major active-duty installation. VA loan demand concentrates around the Dover metro in Kent County, where FHA and conforming limits sit at the national floor and DSHA assistance is available statewide.

Pairing VA with DSHA Down Payment Assistance

A VA loan already requires no down payment, so DSHA assistance is most useful for covering closing costs rather than the down payment itself.

Delaware VA Loan FAQs

Is there a VA loan limit in Delaware?
No. Veterans with full entitlement have no VA loan limit — the county limits that appear on FHA and conforming tables do not cap a VA loan. Entitlement limits only come into play if you have an existing VA loan or a prior default.
Can I use a VA loan with DSHA down payment assistance in Delaware?
Yes. A VA loan already requires no down payment, so DSHA’s deferred seconds are typically applied to closing costs. DSHA requires a minimum credit score of 620, above the VA’s own standard of no minimum.
Do I pay the Delaware realty transfer tax on a VA purchase?
Yes. The realty transfer tax applies regardless of loan type — 3% state, or 2.5% state plus up to 1.5% local, apportioned equally between buyer and seller. Qualifying first-time buyers receive a 0.5% reduction on their half, applied to the lesser of the purchase price or $400,000.
What recording fees will a VA buyer pay in Delaware?
Recording fees are set by each county’s Recorder of Deeds and the fee structure is different in each one. New Castle charges a $30 state document fee plus a $5 technology fee, then $13 per page for a deed or mortgage and $3 per parcel description. Kent charges a $36 document fee plus $10 per page, including the first page, and $5 per tax parcel on deeds. Sussex charges a $30 document surcharge plus a $1 maintenance fee and $9 per page. Because the structures differ, a closing-cost estimate has to be built for the specific county.
