First Place Assistance Program

First Place is MHDC’s primary down payment assistance program for Missouri first-time home buyers. It provides a 4% cash assistance loan — a forgivable second mortgage — for down payment and closing costs, paired with an FHA, VA, USDA, or conventional first mortgage at an MHDC-set rate. The assistance is 100% forgivable after 10 years of continued occupancy, reducing by 1/60th each month starting in year five.

Next Step Assistance Program

Next Step offers the same 4% forgivable second loan structure as First Place, but with higher income limits and no first-time buyer requirement — it’s designed for repeat buyers and buyers whose income exceeds First Place’s limits. Like First Place, it requires a minimum 640 credit score and can be paired with MHDC’s Mortgage Credit Certificate program. Maximum debt-to-income ratio runs up to 50%.

Missouri First-Time Home Buyer FAQs

What’s the difference between First Place and Next Step?
Both provide the same 4% forgivable down payment assistance. First Place requires first-time buyer status (with exceptions for veterans) and has lower income limits. Next Step has higher income limits and no first-time buyer requirement, making it available to repeat buyers.
How does the forgivable second loan work?
MHDC’s assistance is structured as a second loan equal to 4% of your first mortgage amount. It doesn’t require monthly payments and is 100% forgiven after 10 years, as long as you continue to occupy the home and keep the original first mortgage. The balance reduces by 1/60th each month starting in year five.
Do I have to be a first-time buyer to use MHDC assistance?
Only for First Place, and even then veterans and buyers purchasing in federally-targeted census tracts are exempt from the first-time buyer requirement. Next Step has no first-time buyer requirement at all.
What credit score do I need for MHDC down payment assistance?
Both First Place and Next Step require a minimum 640 credit score, though individual lenders may set stricter requirements.
